What is Caulking?

Caulking is a critical component in maintaining the structural integrity and appearance of buildings. It involves applying a flexible sealing material to joints, seams, and cracks in various structures, such as windows, doors, and exterior walls. This process helps to prevent water, air, and other environmental elements from penetrating and causing damage.

Proper caulking not only enhances energy efficiency by sealing gaps that can lead to drafts and heat loss but also contributes to the overall aesthetic by providing a clean and polished finish. At Corona Craft Restoration, we utilize the highest quality materials and techniques to ensure that our caulking services meet the industry's highest standards.

Why Chicago's Climate Is Hard on Caulking

Caulking is one of the most climate-sensitive materials on a building's exterior. In Chicago, extreme temperature swings — from below zero in January to 90°F in July — cause building materials to expand and contract dramatically. Caulking joints flex with every cycle, and over time that constant movement causes even quality sealants to harden, crack, and pull away from the substrate.
On top of that, Chicago's freeze-thaw cycles push water into any gap left by failing caulk, accelerating damage to window frames, curtain walls, expansion joints, and masonry interfaces. Most caulking on Chicago commercial and residential buildings needs to be evaluated every 7–10 years and replaced on a rolling basis — not as a one-time fix.

At Corona Craft Restoration, we take immense pride in our workmanship. Our team of skilled professionals is dedicated to delivering precise and meticulous caulking services that meet the highest standards of quality. How to Tell If Your Building Needs Tuckpointing

Where Caulking Failures Happen Most

Not all caulking fails at the same rate. These are the locations we most frequently find failing on Chicago commercial and residential properties:

  • Window perimeters — the joint between the window frame and the surrounding masonry or concrete is one of the highest-movement areas on any building and typically the first to fail
  • Expansion and control joints — designed to flex with building movement, these joints require flexible sealants that hold up to constant cycling; wrong product choice here is a common cause of early failure
  • Curtain wall and storefront systems — common on Chicago's commercial buildings, these glass and metal systems rely heavily on caulking to remain watertight
  • Parapet and roofline transitions — where the roof system meets the exterior wall is a critical water entry point, especially on flat-roof buildings common across Chicago
  • Masonry-to-metal interfaces — where steel lintels, shelf angles, or railings meet brick or concrete, dissimilar materials move at different rates and require flexible caulking that can accommodate that differential
  • Balcony and terrace edges — exposed on all sides, these joints take direct weather exposure and often show deterioration before the main facade does

A proper caulking assessment walks every elevation of the building, not just the areas that are visibly leaking.

Key Benefits of Our Caulking Services

Juan and his team are extremely organized, they provide schedules of the work that needs to be done and the work is always completed following those timelines while staying within budget. The work is done correctly according to the specifications submitted by the engineering firm. I wouldn't change a thing — the Board and Management are extremely pleased with CCR. The project that was awarded them is the largest capital project ever undertaken by the Association. We very much appreciate Juan's diligence and his leadership.

The CCR team has done a fantastic job of identifying issues that needed attention, completing the work needed while working closely with the engineering firm that the Association hired to oversee the facade project.

Frequently Asked Questions

How often does caulking need to be replaced?
Quality caulking on a Chicago building typically lasts 7–10 years before needing replacement, though high-movement joints like window perimeters may need attention sooner. Chicago's temperature swings are more extreme than most U.S. cities, which accelerates the hardening and cracking process. A full exterior caulking assessment every 5–7 years is a reasonable maintenance schedule for most commercial properties.

How do I know if my caulking is failing?
The most obvious signs are visible cracking, shrinkage, or caulk that has pulled away from one or both sides of the joint. Less obvious signs include bubbling or soft spots in the caulk surface, discoloration or mold along joint lines, and interior water stains near windows or exterior walls after rain. If you can see daylight through a joint from inside, that joint has failed completely.

What type of caulk do you use on Chicago buildings?
Product selection depends on the joint type, substrate, and movement requirements. We use high-performance polyurethane and silicone-hybrid sealants for most exterior applications — these maintain flexibility across Chicago's temperature range and adhere well to masonry, metal, and glass. We don't use standard hardware-store silicone on commercial or restoration work; those products aren't engineered for the movement demands of larger buildings.

Can caulking be done in cold weather?
Some products can be applied down to 20°F with proper surface preparation, but cold weather significantly affects adhesion and cure time. We avoid caulking work below 40°F where possible. For buildings with active leaks heading into winter, we can apply temporary measures and schedule proper replacement in spring.
