How often does caulking need to be replaced?
Quality caulking on a Chicago building typically lasts 7–10 years before needing replacement, though high-movement joints like window perimeters may need attention sooner. Chicago's temperature swings are more extreme than most U.S. cities, which accelerates the hardening and cracking process. A full exterior caulking assessment every 5–7 years is a reasonable maintenance schedule for most commercial properties.
How do I know if my caulking is failing?
The most obvious signs are visible cracking, shrinkage, or caulk that has pulled away from one or both sides of the joint. Less obvious signs include bubbling or soft spots in the caulk surface, discoloration or mold along joint lines, and interior water stains near windows or exterior walls after rain. If you can see daylight through a joint from inside, that joint has failed completely.
What type of caulk do you use on Chicago buildings?
Product selection depends on the joint type, substrate, and movement requirements. We use high-performance polyurethane and silicone-hybrid sealants for most exterior applications — these maintain flexibility across Chicago's temperature range and adhere well to masonry, metal, and glass. We don't use standard hardware-store silicone on commercial or restoration work; those products aren't engineered for the movement demands of larger buildings.
Can caulking be done in cold weather?
Some products can be applied down to 20°F with proper surface preparation, but cold weather significantly affects adhesion and cure time. We avoid caulking work below 40°F where possible. For buildings with active leaks heading into winter, we can apply temporary measures and schedule proper replacement in spring.
